Bank lending to individuals and businesses expanded rapidly in March without being affected at all by the price crisis. In total, in the first quarter of this year, about ALL 18 billion were received more than last year and is the highest level of new credit in 7 years.
Of the new credit in March, almost 70% was taken from private businesses. They are mainly for overdraft, working capital and real estate.
In these conditions, overdraft and working capital represent liquidity and is a form of business to cope with rising prices, especially from import companies, which have to buy products at higher prices, while buying real estate is one of the forms. which is giving more return on investment as an investment instrument.
The Bank of Albania stated that only last year property and housing prices increased by 9%, which means that investing money in real estate would bring a profit of 9% per year, which no one offers another financial instrument in Albania.
This explains why the loan taken from individuals of almost 8.4 billion ALL, 60% of it is taken for the purchase of new housing, which is another record and is twice as high, the average of the last 7 years.
A good part of the new credit is taken in euros in the amount of ALL 12 billion. Taking credit in euros for individuals and businesses, comes as a result of higher interest rates on loans in lek, which is also reflected in the domestic debt market of the government.
